How Often Should You Service Your Air Conditioner?

Air conditioners are like cars: a little regular maintenance keeps them running efficiently and heads off the expensive breakdowns. The good news is the schedule is straightforward and most of it is inexpensive.

The once-a-year professional tune-up

Plan on one professional service visit per year, ideally in spring before the cooling season starts. A proper tune-up typically includes checking the refrigerant charge, testing electrical connections and the capacitor, cleaning the coils, inspecting the blower and fan motor, and clearing the condensate drain. Catching a weak capacitor or a clogged drain line in spring is a lot cheaper than an emergency call during the first heat wave.

What you can handle yourself

  • Replace or clean the air filter every one to three months during heavy use.
  • Keep the outdoor condenser clear of leaves, weeds, and debris, with a couple of feet of breathing room around it.
  • Rinse the outdoor coil fins gently with a hose each season.
  • Keep supply and return vents unblocked throughout the house.

Why it is worth it

A neglected system works harder, uses more electricity, and wears out years sooner. Regular service keeps efficiency up, keeps your energy bill down, and often preserves the manufacturer's warranty, which can require documented annual maintenance. Booking the visit early in the season also means you are not competing with everyone else for an appointment when it is 100 degrees out.

Finding a reliable technician

Look for a licensed, insured company that gives a clear scope for the tune-up rather than a vague "checkup." If you are in the Dallas metro, the pros we point homeowners toward for seasonal AC maintenance and repair offer a straightforward annual service.
