Two things decide a Naples job that have nothing to do with the dirt on the wall. The first is that a large share of the metro is deed-restricted — in many Collier communities the association, not the homeowner, sets how often roofs and driveways have to be cleaned, keeps an approved-vendor list, or limits what may be sprayed near lakes and preserve buffers. Read your own rules before you book and ask any crew whether they have worked inside your community. The second is the calendar, which runs opposite to most metros: the population swells from roughly November through April, good crews book out furthest then, and the easier window is the shoulder after season and before the heaviest summer rain — a wash timed there carries you through the wet months. One more local wrinkle worth naming: the orange bloom on white driveways and the bottom few feet of stucco is usually iron in irrigation water, not algae, and it is a different job from a soft-wash.
House soft-washing usually runs about $150-$450 depending on size, driveways and concrete $100-$250, and a full roof soft-wash $300-$700. Reputable crews quote a flat price by the job — roughly $0.10-$0.60 per square foot depending on the surface, with flat concrete at the low end and soft-washed siding, decks, and roofs at the high end — not by the hour. Rust and iron staining thrown by sprinklers is a separate treatment rather than part of a standard wash, so ask for it to be priced on its own line.
